Contemporary living in Eastcote

Boutique developer Life Less Ordinary is set to launch the show home at Malt Works – a collection of 56 one- and two-bedroom contemporary apartments in Eastcote, North West London. The development features several penthouses with expansive private terraces and excellent views, having capitalised on the unused airspace above the existing commercial building to achieve a further floor for development. All properties will be available with Help to Buy.

Taking inspiration from neighbouring architecture, the façade of Malt Works is finished in Britain’s famous red brick, providing a traditional meets contemporary feel. Floor-to-ceiling windows and doors maximise the flow of natural light and the apartments, which are intelligently designed to maximise space, are arranged over four storey’s ranging in size from 387 to 775 sq ft - providing a diverse selection of desired space and price points to accommodate different purchasers.

Featuring a unique and contemporary specification, synonymous with all Life Less Ordinary properties, the living spaces are open-plan and thoughtfully designed, making for ideal entertaining spaces. Bespoke matt white premium German Häcker kitchens are complimented by black Bosch appliances, matt black fixtures and finished with acrylic ‘stone’ worktops and full-height splashbacks. The bathrooms, finished in grey porcelain tiles, are beautifully crafted with crisp white sanitary ware and trending matt black fixtures by Crosswater. Many of the two-bedroom apartments also feature en suites to the master bedrooms and oversized, walk-in showers.

We undertook a considered approach to both schemes, pushing the boundaries of the product for developments of this type and have catered for a young and growing market of first-time buyers in the wider local area.

Hinesh Chawda, Director

The apartments have been designed and constructed from an existing commercial office building utilising a permitted development right, a process Life Less Ordinary have become experts in with their sixth project of this type to date. Furthermore, the team were able to utilise their in-house planning and construction expertise to add a further floor and an additional nine penthouses by developing the airspace above. The building will also include a thoughtfully designed communal area by award-winning Kai Interiors, colour video door intercom system to all apartments, communal gardens, residents lift and private gated parking.

The developer has also recently launched Solis Mews off plan, a boutique collection of 10 two-bedroom mews houses with a high specification throughout. Each house has its own private entrance, parking and open plan living, kitchen and dining room forming the heart of the home. Bespoke kitchens are finished in Matt White and a grained wood effect, while many of the master bedrooms lead out onto adjoining terraces.

Eastcote is a popular North West London suburb, home to an eclectic mix of cafes, brunch spots and restaurants, plus an array of charming pubs and green space. Ruislip Lido, which boasts a 60-acre lake with its own sandy beach, is just 10 minutes from both properties, while Colne Valley Regional Park, just two miles further, has an abundance of rivers and natural lakes perfect for an afternoon stroll.

Malt Works and Solis Mews are both well-located for commuters, just moments from Eastcote Underground station, with the Metropolitan and Piccadilly lines providing journeys to Baker Street and Heathrow in 28 and 25 minutes, respectively. The nearby A40 also connects drivers within easy reach of Central London, Brent Cross, Westfield, the M40 and M25.
